Somerset Hills - Executive Summary

The Concept.
At just over 1,500 acres, by far the largest component of Somerset Hills will be single-family residential. Ranging from 1.8 to 4.3 dwelling units per acre (du/ac), the development will result in 2,296 single-family homes. Larger homesites will be placed to take advantage of natural open space and steeper slopes.

Multi-family units and townhomes will be located on the periphery of the development, increasing the range of housing options available to residents. These discrete and well-buffered parcels will result in 811 townhomes (at 10.0 du/ac) and 620 apartment units (at 18.0 du/ac).

Anchoring the development will be a town center and complementary commercial uses. Surrounding a man-made water feature, the town center will provide residents with access to shopping and neighborhood services.

Open space and amenities, such as a community pool, volleyball court, and playscape, will be strategically placed throughout the development. An elementary school rounds out the concept, increasing the attractiveness of the development for families.

The Site.
Located in northwest Williamson County, Somerset Hills provides the right mixture of scenic open space and quality neighborhoods. The property's rolling terrain is bound by Cowan Creek along its southern edge. Across the creek is the site of a future expansion of Sun City Texas, ensuring that adjacent development will be of a quality acceptable to the Somerset Hills community.

Connectivity is an important element of the project. The extension of Ronald W. Reagan Boulevard through the heart of the development will connect Somerset Hills to Georgetown (via CR 245 and Williams Drive), Sun City Texas (via Sun City Boulevard), and Killeen (via SH 195). In addition, a connection to IH-35 will ultimately provide easy access throughout the state.
